Opportunity
In 2015 Savoy was approached by a prospective tenant with a mission they believed in supporting. The Center For Life Solutions was originally interested in a Dollar Tree space on Dunn Road, but when that building wasn’t going to work Savoy stepped in to help them find the right property. Savoy was committed to partnering with the organization so they went to work analyzing the clinic's needs and researching properties. Within a couple days they identified a strong candidate and made an offer. Savoy knew that this critical organization would be a steady tenant and they were excited to support the mission as their real estate partner.
Our
Approach
Together with Verve Design Studio and Raineri Construction, Savoy came up with a renovation plan. The property required a gut rehab in order to create a buildout that would meet Center for Life Solutions' needs including meeting rooms, a counseling office and a medical clinic. To serve the accessibility needs of Center for Life Solutions' patients and ensure easy access to the building, Savoy worked with the city to add an adjacent metro station and build a parking lot large enough for buses to turn around.

Results
Savoy is proud to be a part of the mission of this nonprofit that cares for overdose rehabilitation patients—the #1 leading cause of death among young adults. Center For Life Solutions is a medication-assisted program, offering treatment for drug and alcohol abuse. The Center for Life Solutions is committed to helping people in our community overcome addiction, get the resources they need and build better lives. They offer community outreach, education and provide workforce training.
Savoy sold the building for more than double their investment two years after their purchase and redevelopment of the property. The prospective buyer saw the property as an attractive building to own because of the quality of the redevelopment, the quality of the organization and their stability as a tenant. Savoy's involvement with the project taught their team a lot about the critical need Center for Life Solutions serves in our community.
When we needed a new headquarters and warehouse, the team at Savoy leveraged their business, real estate and government contacts along with their knowledge and expertise to negotiate a deal on the right property.
